Irrigation (Ditch) water is ON July 18, 2022: Kings Row irrigation water is on.  Please use the irrigation water for all outside watering purposes as stated in the Kings Row HOA Covenants.  
Irrigation (Ditch) water is OFF June 30, 2022:  Kings Row irrigation water is off.  Please use the rotation schedule watering every other day for 2 hours only.  As soon as the rancher’s hay we should be able to have the irrigation water again.

Irrigation (Ditch) water is on June 6, 2022:  Kings Row irrigation water is on so please turn your system to use irrigation water and not potable water.  Please be aware of the muddiness and color of the water for your irrigation system.  The water should clear in a few days.  We will be making a minor repair on Saturday, June 11.  Only the Kings Row South homeowners should be affected.  We will keep you updated as much as possible.  Happy Watering!

 Irrigation water is available for irrigating.  Please make sure your back flow/cross connection devices are in place and operating correctly.  The Kings Row HOA Covenants states that there should be no use of potable water for irrigation purposes while irrigation water is available.
Irrigation (Ditch) water is unavailable for the summer 2021, May 24, 2021:
Kings Row HOA will be on the rotation schedule this summer unless we receive other information regarding the irrigation (Ditch) water.  Please adhere to the schedule. The rotation schedule as stated in Resolution 07.005:
The Rotation Schedule is as follows: Lots with odd numbered street addresses may use potable water for outside purposes only on odd numbered calendar days for two hours per day. Conversely, lots with even numbered street addresses may use potable water for outside purposes only on even numbered calendar days for two hours per day.
Irrigation (Ditch Water) Summer 2021, May 3, 2021:
MHMMIC has sent this email with notification of no irrigation (ditch) water this summer, 2021.  
“The Colorado Drought Monitor map shows that we are in an “extreme” bordering on “exceptional” drought.  Because of this, there is not enough spring run-off flowing in Cattle Creek (the source of MHMMIC’s water) to satisfy all the users who have water rights.  Senior water rights (based on the date the right was filed in water court) must be filled before junior rights can be filled. The Mountain Meadow’s 13 cubic feet per second (c.f.s.) water right (“A-water”) is junior to 46 c.f.s of more senior water rights.  Which means A-water can’t begin to be delivered until there is more than 46 c.f.s. of flow in Cattle Creek.  Currently the creek is flowing at about 30 c.f.s.  As dry as the soils are, it seems unlikely that there is enough snowpack in the upper Cattle Creek watershed to increase the flow of the creek enough to allow the Company to deliver Mountain Meadow A shares this spring.  It would take an epic amount of rain/snow to overcome that moisture deficit. The Company’s storage water right (“B-water”) is junior to an additional 29 c.f.s. after the Mountain Meadow A shares.  Needless to say, the reservoir is no longer filling.  The level on the dam is currently at 8.5 feet.  The reservoir is full at 16 feet, but each vertical foot on the dam represents vastly more acre-feet of water because of the shape of the basin. We try not to draw the reservoir down below 7.5’ by the end of the summer.  That leaves a buffer so that evaporation and seepage in the fall won’t reduce the level below 6’.  This is critical, as less than 6’ risks compromising the integrity of the outflow structure and the base of the dam itself.  If the Company were to deliver any B water this year, we’d have to limit it to one day, and even then, there might not be enough available for each shareholder.  The Board has determined that, unless we get an epic amount of rain and can resume filling the reservoir, it makes most sense to leave that water in the reservoir as a buffer against evaporation and seepage, and to have some water available in case of another fire”.

Irrigation (Ditch) Water is off for the Season, July 30, 2020:  Kings Row irrigation water is off July 30, 2020 for the rest of the summer.  It has been a very dry summer and the reservoir is very low.  Please use the rotation schedule for watering, thank you!

Wells have been Repaired, September 3, 2019:  We are happy to tell you that both wells have been repaired and we are up and running!  The storage tank is only 3/4 full right now so if you could wait a few hours before watering outside that would be greatly appreciated.  Normal usage for inside the house is just fine.  We want to thank everyone for being patient, supportive and very conservative with the water in this situation.
Problem with Two Wells, September 2, 2019:  The problems with two (2) of our wells has been diagnosed and repairs will begin in the morning, Tuedsay, September 3.  We are still operating on one (1) well only.  Our water storage tank is still dropping slowly because the one (1) well can not keep the storage tank at the proper water level by itself.   Please remember to not water outside and to conserve water inside as much as possible.  We will let you know when the repairs are complete and we can resume back to normal, hopefully sometime tomorrow.
Problem with Two Wells, September 1, 2019:  We have a problem with two (2) of our wells – meaning we only have one (1) well working.  Our water storage tank is dropping slowly.  EPC, our water operator, is on the way but until we have this problem resolved please stop all outside watering and conserve inside water as much as possible.  We will let you know more as soon as possible.

Irrigation Water has Resumed, August 19, 2019: We have just been informed that Kings Row Irrigation water is on and we will have water for at least 10 more days with a possibility of more.  We will keep you posted.
Irrigation Water will be turned Off, August 16, 2019:  We have just been informed that the irrigation water will end tomorrow, August 17. The Ditch Company told us that they will reassess the situation in 10 days and will make a decision on pulling more water at that time. We will update you when we get more information.
Potable Water System August 14, 2019:  The installation of the new valves on Kings Row North and Kings Row South was successful!  The water is being turned back on now and it should be available soon.  There will probably be some air bubbles in the water line so open slowly the highest faucet in your home first to help with the air bubbles.
Potable Water System August 13, 2019:  The Dig for the installation of the valves on Kings Row North and Kings Row South was very successful today.  To install the valves the water WILL BE TURNED OFF  tomorrow, August 14th, starting at 7:30 am. until 5:00pm.  The excavators will be using hoses attached to the fire hydrants to drain the water away from homes.  Only the homes below Prince drive will be temporarily out of water during the day so please be prepared.  When the water comes back on, even the homes above Prince Drive will have the effects of some air bubbles.  You can open slowly the highest faucet in your home first after the water has been turned back on to help with the air bubbles.
Potable Water System August 13, 2019:  The Dig for the installation of the new valves on Kings Row North and Kings Row South is under way today, August 13th.  The water WILL NOT BE TURNED OFF until TOMORROW, August 14 stating at 8:00am.  We will update you this afternoon with more information.
Potable Water System August 12, 2019:  The Dig for the installation of the new valves on Kings Row North and Kings Row South will begin tomorrow, August 13th.  The water MAY be TURNED OFF at 10:00 until 5:00.  We do not know for sure if that will happen, it depends on what happens when we dig so please be prepared.  The homes that will be temporarily without water will be all the homes below Prince Drive.  Prince Drive and above should still have water.  We will keep you posted as much as possible!.
Potable Water System August 7, 2019: We will be installing two (2) new isolations valves starting on the 12th or 13th of August.  They will be installed on the water main that runs from Kings Row North to Kings Row South.  One isolation valve will be installed on Kings Row North and the other valve will be installed on Kings Row South.  There is a 30’ utility easement for the water main which runs between Lot 1 and Lot 27 and Lot 2 and Lot 25.  The project should run 2 days on Kings Row North and 2 days on Kings Row South.  We will have to shut the water off at some point and we will let you know as soon as possible.  This time we can isolate parts of the neighborhood so part of the neighborhood will still have water during the shut off.  We will revegetate the area once the project is complete.

Irrigation Water is Temporarily Off, July 29, 2019:  Kings Row Irrigation water has been temporarily suspended due to a leak in the system on Kings Row South.  Barring any other issues the repair will happen the morning of July 30.  We will let all residents know when the water will resume.

Kings Row South Road Paving is Finished, August 16, 2018:  The road paving is finished and the road is open.  Thank you for your understanding and patience.
Kings Row South Road Paving August 16, 2018:  The repairs have been finished and the road is prepared for paving starting tomorrow morning, August 16, 2018.  The road is still closed, blocked with cones and signs.  Please be respectful of the road closure.  I will post when the road is finished and reopened.  Thank you for your cooperation and patience.
Water is ON, August 14, 2018:  The repairs have been made and the water is back on.  The portion of road on Kings Row South will still be closed until repaired and paved.  We will let you know when the paving will be happening.  I hope everyone’s water is flowing easily.  Again, thank you for your patience!
Water is on for the Evening, Monday, August 13:  The excavators have temporarily repaired the leak so the water is on for this evening.  It will be shut off tomorrow, Tuesday, August 14, starting at 7:30am until approximately 2:00pm to finish the repairs.  Thank you for your patience.
Water Main Leak, Closure, August 11, 2018:  The water main leak is saturating the roadway causing damage, so we have closed the portion of Kings Row South, north of the intersection of Kings Row South and Prince Dr to 795 Kings Row South, to all traffic. Please be mindful of the orange cones and closure.
Water Main Leak August 11, 2018:  A water main leak was discovered on August 10, 2018, just north of the Kings Row South and Prince Dr intersection.  The storage tank is full, EPC, our water operator, is monitoring the situation.  The repairs will start on Monday, August 13.  Please be prepared for a WATER SHUT OFF on Monday morning.  If the repairs take longer than one day, we suggest filling containers of water for you and your family needs.  Updates will be posted when more information becomes available.
Water Restriction has been lifted Monday, July 9, 2018:  The potable water restriction has been lifted.  Please be a little on the conservative side when watering given the situation at hand. Thank you!

Kings Row Water Shut Off today, July 2, 2018:  Due to the Pump House Project, the water in the subdivision, meaning everyone’s water, will be off today between 12:00 and 5:00.  If the time frame is shorter in duration, I will let everyone know.  Thank you!
Kings Row is Working on a Short Term Project at the Pump House starting on Monday, July 2nd, 2018:  There may be a short term water shut off and we will let everyone know the day and time if that happens.  It will not be on July 4th, 2018.
Ditch Water Ends today at 5:00:  Friday, June 29th, 2018, the ditch water will be shut off at 5:00 and we will not have any more for the summer.
Ditch Water is On:  Starting Monday, June 25, 2018, ditch water will be running for 5 days.  If it runs longer than 5 days, I will let you all know.
Ditch Water is Off:  May 25, 2018; The ditch water is off for the summer.  If there are any changes I will send out an update.
Ditch Water is Available: May 22, 2018;  The leak has been isolated in the irrigation system and the ditch water is now running for possibly 3 days.  I will keep you updated.
Leaking Pipe:  May 18, 2018; The leaking pipe has not been fixed yet and will be fixed hopefully over the weekend.  The Ditch water is scheduled to be turned off tomorrow, May 19th, and hopefully will resume on Tuesday, May 22, 2018.  I will keep you updated.
Ditch Water is Available: May 15th, 2018; Ditch water is available to most of the homeowners although the leaking pipe will not be fixed until Friday.  Tom Hazard has been able to isolate the area so the rest of the subdivision can draw water.  The lots that will not receive water currently are Lots 2, 3, 4, 5, 17, 24 and 25.  The signs will be posted at each entrance to the subdivision and the Board will keep you informed of any updates and changes.

Delay in Drawing Ditch Water:  May 15th, 2018; Due to a leak in one of the pipes the Ditch Water for irrigation will be delayed until early afternoon.

Irrigation Water is On for 2018:  Starting May 15th irrigation water is available for 5 to possibly 10 days.  This is all we will have for the summer unless we are told differently.  The signs regarding watering will be posted at each entrance to the subdivision.  The Board will keep you updated of any changes via signage and the Kings Row Website.

Lot owners:  As directed at the Nov. 2015 Annual Meeting, the Board has advised possible ADU owners, those of whom we are aware, by letter of the illegality of the units.  Please review the form letter and attachment that was used (below).  Some individual letters were variations of the form.
